The Langstone conservation area is covered by an Article 4 Direction, which strips out permitted development rights — but only on the elevations fronting a public area. Land along the shoreline also falls within the Chichester Harbour National Landscape, so anything visible from the water attracts extra scrutiny, and flood risk has to be addressed on the low-lying plots.
